" A well proportioned three bedroomed semi detached family house with a garage, parking and a large south facing garden backing onto Savernake Forest. Porch, Hall, cloakroom, dining room, open plan into the sitting room overlooking the garden, good sized modern kitchen and separate utility room. Upstairs, three good sized bedrooms and family bathroom with separate shower. Garage & parking for 2 cars.Double glazed. Gas fired central heating.

The location Five Stiles Road is located on the eastern side of the town, backing onto the Savernake Forest with lovely walks and rides from the front door. A late opening shop is also within a short walk, with the centre of Marlborough within a mile. Marlborough is an historic thriving market town reputedly with the widest High Street in Europe. It combines a classic period charm with a broad selection of amenities. National retailers including Waitrose supermarket, highly acclaimed St John's Comprehensive school and Marlborough College Private School. A number of quality clothing outfitters and restaurants include Coles, Godots, ASK and Pizza Express. There is an well equipped and popular leisure centre. Communications with the surrounding area are excellent with good road access to Swindon 12 miles, Newbury 17 miles, Hungerford 9 miles and Salisbury 22 miles. Junction 15 (M4) is 9 miles and Pewsey, Great Bedwyn and Swindon stations link with London Paddington - about 1 hour. The property The best way to get a feel for a property is to have a wander over, so we will start walking through the front door into the entrance porch which is a good size, ideal for coats, shoes etc, left into the hall with staircase rising to the first floor, straight on into the sitting/dining room with open fireplace, patio door opening into the garden and door left into the kitchen. A decent sized kitchen with a good range of fitted units, space for cooker, plumbing for a dishwasher and space for a fridge freezer. Door right out into the garden, door into the garage, but we will turn left and walk into the utility room. Window to the front, door to the parking area, plumbing for the washing machine and wall mounted gas boiler for the central heating. Finally a door opens into the downstairs cloakroom with window to the front, toilet and wash basin. OK that is downstairs, up the staircase onto the landing. Upstairs The landing has a window to the front and a built in airing cupboard, first door on the right opens into the third bedroom, a good sized single, with window to the front and open fronted wardrobe. Next along into the second bedroom, a double, with window to the rear and a built in wardrobe. The main bedroom is also a double with a window overlooking the garden and an open fronted wardrobe. Finally the refitted family bathroom with bath, wash basin, toilet and separate walk in shower. The loft has has two double glazed velux windows fitted and is part boarded with lighting. Gardens & parking To the front of the property is a well stocked flower and shrub bed with path to the front door and an outside light.
Stepping out from the kitchen into the south facing rear garden, good sized patio area with door opening into the garage, steps up to the main lawn with very well stocked flower and shrub beds, two ponds, timber shed, pegola with sitting area and path leading to the wild garden planted with perennial meadow flowers, small vegetable garden, numerous mature trees and shrubs providing year round colour, shape and texture. A gate opens onto the old Midland and south Western railway line, which leads up into the forest.
