" A well presented extended detached house providing superb family accommodation, occupying a good sized corner plot within easy distance of the High Street. Briefly comprising 20' x 12' sitting room, 14' x 13' dining room, family room, L' shaped kitchen/breakfast room with fitted appliances, study, utility and downstairs cloakroom. Upstairs, master bedroom with ensuite, four further good sized bedrooms and family bathroom. The plot measures just over 1/4 acre with the majority of the garden to the front and a south facing courtyard/sun patio to the rear. Garage and parking for 5+ cars. High Street 1/2 mile.

THE LOCATION 11 Priorsfield is situated at the end of a cul de sac on the southern side of Marlborough Town within a few minutes walk into the ancient Savernake Forest, local shop, recreation field and the town centre. Marlborough is a thriving and expanding market town with excellent local shopping including some of the National retailers including Waitrose & Tesco supermarkets and several quality restaurants including Coles, Godots, Pizza Express, ASK, Costa Coffee and Brassie Gerrard. In addition there are the shopping areas in Hilliers Yard and Hughenden Yard. The leisure centre and golf club provide excellent sporting facilities too. Although self-suffi cient, the town is well placed for other centres including Swindon, Bath, Hungerford and Newbury and is surrounded by the most attractive countryside of the Marlborough Downs, Pewsey Vale and Kennet Valley. Intercity (Paddington) rail and M4 connections are at both Swindon and
Hungerford. THE PROPERTY The property was originally constructed in the 1970's and has been enlarged and improved over the last 20 years, resulting in a much larger than average family house in a great location enjoying a sizable mature garden. The best way to get a feel for a property is to have a wander over and we will start at the end of the cul de sac where the driveway enters the plot.
Through mature hedging which opens out onto the parking area and large main garden area. Turning right we will walk up to the front door and into the hall. CONTINUED Back through the kitchen and breakfast room, into the hall and right into the family room or snug. This overlooks the rear courtyard and is open plan to the sitting room. The sitting room is of generous proportions measuring over 20' x 12' with patio doors into the rear courtyard and an open fireplace. Lastly on this floor a door opens into a proper sized dining room which could easily accommodate a 6 - 8 seater table, sideboard and further furniture. OK that is downstairs, back to the hall and up the staircase. UPSTAIRS Onto the landing and first left into the third bedroom overlooking the rear garden, L shaped bedroom with a built in wardrobe. Next along into the fourth bedroom, again window to the rear and a built in wardrobe. The family bathroom has a toilet, wash basin and bath with shower over. The fifth bedroom is a good sized single bedroom with window to the front and a built in wardrobe. The second bedroom overlooks the main front garden with lovely views over Marlborough town and beyond to the downs and has three double wardrobes. Finally into the master bedroom with views to the east up towards the forest, built in wardrobes and an ensuite shower room. OK that is inside, back to the front door and we will go out into the gardens. OUTSIDE As previously mentioned the property occupies a plot measuring around 1/4 acre in total. The majority can be found to the front with large lawned area and numerous mature trees and shrubs. A side gated path leads to the rear sun patio which enjoys a southerly aspect ideal for B-B-Q's or summer evening suppers. On the eastern boundary of the garden is a Studio with a further gravelled and paved terrace and a timber summer
house. PARKING & GARAGE A driveway leads to the garage with a turning area, all providing parking for 5+ cars.
The garage is to the side of the property with an up and over door, power and light, a window to the rear and door into the utility room. CONCLUSION A great sized family home occupying a large mature plot in this convenient location. For similar money one could purchase a four bedroomed house in College Fields or Barton Park. Properties whilst more aesthetically pleasing do not offer anywhere near the flexibility or sheer square footage of this house or indeed the convenient position in the town.
