" The Property
This spacious and well presented house was built we understand in the 70s of brick under a tiled roof. It is double glazed throughout and has had two extensions; one in 2005 when the master bedroom was added and the second in 2010 when the lovely kitchen/dining room was created. The sitting room is double aspect with views over the garden and has an electric fire set in a stone hearth and surround. The kitchen/dining room is a particular feature of the house. Fitted with a Magnet kitchen, there are a full range of wall and base units, a Neff integrated double oven and microwave and an AEG dishwasher. The dining area is light and bright with trifold hardwood doors leading to the garden terrace. There is a utility room off the kitchen and a 2nd reception room leading off the dining area. A cloak room with w.c completes the accommodation on the ground floor. Upstairs the master bedroom has built in wardrobes and an en suite and there are 4 other bedrooms, one currently used as a study. There is a well appointed family bathroom with a shower over the bath.

Outside
There is a generous area of tarmac driveway at the front of the house, providing parking for several vehicles and areas of lawn on each side one with a small blossom tree and lavender border. There is side access to the rear garden which is mainly laid to lawn but includes an area of sun terrace, beds and borders of seasonal flowers and some mature trees at the rear boundary. There is a shed and access to the double garage and the utility room.

Aughton is a small hamlet on the edge of the village of Collingbourne Kingston, located within an Area of Outstanding Natural Beauty and a Conservation Area. The surrounding countryside offers a wide network of footpaths and bridlepaths, ideal for walking, cycling and riding. The village itself has a village hall, church and public house with the nearby village of Collingbourne Ducis having a primary school. The larger towns of Marlborough, Andover and Hungerford are 9-12 miles away and provide a wide range of amenities, shopping and leisure facilities. The area is well served by an excellent range of local schooling, with a primary school in Collingbourne Ducis and St Francis Preparatory School in Pewsey, as well as Dauntsey`s and Marlborough College close by. There are rail communications from Pewsey and Great Bedwyn to London Paddington (about 1 hour 15 minutes) and to London Waterloo from Andover (about 1 hour).
