" A charming Grade ll listed detached period cottage set in extensive informal gardens of one acre in all. The cottage is believed to date from early 18th Century with later additions, offering a wealth of character and period features with versatile accommodation. The sitting room has a large inglenook fireplace fitted with a wood burning stove with bread oven and recessed cupboards to the side, this room opens into the dining room with solid oak flooring and ceiling beams.   The kitchen/breakfast room is fitted with a good range of floor units and has a fine outlook over the sun terrace. The family/ snug room has a feature panel of the exposed wattle and daub internal wall construction. There is a separate study and bathroom on the ground floor. On the first floor there are four bedrooms and a shower room. In all this is an excellent gardeners cottage on the edge of this popular and thriving village.

Situation
Collingbourne Ducis has a village shop and post office, church, two pubs , village hall and a primary school and is approximately 10 miles to the north west of Andover, which provides a comprehensive range of services and amenities together with access to the A303 and a rail station to London Waterloo approx 75 minutes. Pewsey (about 11 miles to the north west) and Hungerford (about 11 miles to the north east) provide rail stations to London Paddington and access to the M4 motorway at Junction 14 is about 14 miles to the north east. The surrounding downland countryside is ideal for walking and riding with numerous footpaths and bridleways around the village.

The garage has light and power with a workshop area with built in racking and loft access. There is a covered log store to the rear. The garden of just over 1 acre is largely informal and laid to grass. The majority of the garden is elevated and secluded with fine views from the top area which backs on to fields. There is great scope for summer entertaining around the garden. The garden has shrubs and trees, a vegetable plot along with a cane fruit and vegetable cage, summerhouse, greenhouse and large garden shed (approximately 22'4 x 8'5). "
