" 4 Manton Hollow is a good sized family property with permission to enlarge further if required occupying a large mature plot with lovely views to the front and rear over open fields. Dating from the 1930's the property briefly comprises refitted Kitchen/Breakfast room with Aga, Sitting room with open fire, Two further rooms which could be bedrooms or reception rooms if required, family bathroom and a double glazed conservatory. Upstairs, generous master bedroom with outstanding views, second bedroom and first floor cloakroom. Off road parking and an integeral double garage. Gas fired central heating.

THE LOCATION The property occupies an elevated position in this established close of substantial detached houses and bungalows built on the west side of Marlborough providing direct access onto the surrounding downs whilst being only a few minutes drive from the centre of town. The area has long been a premier address in the town and falls within the catchment for one of the highest rated primary schools in the area, Manton Preshute. MANTON Manton Village is located on the west side of Marlborough, a market town with many facilities. The heart of the village lies adjacent to the water meadows of the River Kennet. It has a public house, one of the most sought after primary and pre-schools in the area and falls within the parish of St. Georges Preshute. The Marlborough Downs are criss-crossed with gallops such is the number of racing stables in the area, one of which is run from Manton House. Junction 15 of the M4 motorway is about 11 miles to the north and there is a railway station at Pewsey which is about 7 miles to the south to London Paddington, approx. 1 hour. Back into the hall and next right into the Kitchen / Breakfast room with windows overlooking the rear garden, good range of fitted wall and base units, gas Aga, fitted electric cooker with double oven, grill and ceramic hob, plumbing for dishwasher, space for fridge etc, space for kitchen table and door into the utility room. CONTINUED The utility has a door into the double garage, plumbing for washing machine and boiler for the central heating(serviced under contract). Back into the hall and straight over into the dining room or fourth bedroom. This is a good sized room with window and door into the double glazed conservatory which overlooks the rear garden with a door to the rear. Next right into the third bedroom which is a really good sized double bedroom with windows to the front and side. Lastly on this floor into the family bathroom. Bath with shower over, toilet, wash basin and built in airing cupboard. UPSTAIRS OK that is downstairs, let's go up. Onto the landing with a window overlooking the rear garden, left into the second bedroom with a window to the front enjoying a fantastic view.
