" THE PROPERTY
Tucked away just off the High Street and within the conservation area, this charming mews house is approximately 10 years old and offers wonderful accommodation a stones throw from everything Marlborough has to offer.

Internally the front, stable type, door leads on to the open plan sittingdining room and kitchen. Stairs lead to the first floor and next to the stairs there is a door leading in to the cloakroom, within which there is a large under stair storage cupboard.

The first floor landing is particularly light with a floor to ceiling window and a Velux type roof light. From the landing there is access to the roof terrace with private space for a table and chairs. The first floor provides two light bedrooms with windows to the front. There is a good sized bathroom with shower over the bath.

OUTSIDE
The property is approached from the High Street with access to the remote controlled gated parking directly in front of you. The house is located just before this area on the left hand side with a small paved area with space for pots and a garden bench. Steps leading up to the front door. Access to the roof terrace is from the first floor landing. A stable door from the kitchen leads to a gravelled path in turn leading to a gate on to Figgins Lane, giving alternative pedestrian access to the High Street, Priory Gardens, the doctors Surgery or beyond to George Lane.

MARLBOROUGH
The thriving market town of Marlborough offers a choice of access to major communication routes while being situated within an Area of Outstanding Natural Beauty. The Leisure Centre and Golf Club provide excellent sporting facilities.

The town is surrounded by the most attractive countryside of the Marlborough Downs, Pewsey Vale and Kennet Valley. The M4, Junction 15 is within 8 miles giving access to London and the West Country. There are mainline rail services from Pewsey, Hungerford, Swindon or Great Bedwyn to London Paddington.
