Utter privacy because there's 1.17 acres upon which there s more than enough room for a 10,000 sq. ft. house or, maybe, two plots for smaller houses. Best of all, perhaps would be leaving the existing house untouched and siting a new house in the garden - (subject of course to obtaining planning permission).
