" A three bedroom Victorian semi detached cottage which has been modernised throughout to offer bright, spacious family living.

Upon entry is a bright hallway with wood flooring which continues throughout all principle reception rooms. The sitting room has a feature bay window and the dining room has doors to the family room/conservatory which in turn leads to the garden. Both reception rooms benefit from a wood burning fireplace. The kitchen has tiled flooring, wood worktops and a full range of NEFF appliances. There is a downstairs cloakroom and study located off the kitchen.
To the first floor are three bedrooms, two of which have a range of fitted wardrobes and a separate family bathroom.

Situation
Located in a sought after residential road in Sunninghill village, with its local amenities whilst the towns of Ascot and Sunningdale are equidistant, providing further restaurants and bars with Waitrose and two mainline stations (Waterloo 45/50 minutes).

The M3 and M4 motorway corridors are close to hand as is the M25. There are flights both domestic and international at nearby Heathrow Airport. Attractions in the vicinity include Ascot racecourse, Wentworth golfing estate, Windsor Castle, Legoland, Virginia Water Lake and Savil Gardens. Educational facilities in the area are excellent for children of all ages including Charters school and two international schools.


DIRECTIONS: From our office in Sunningdale, turn left on to the A30 and take the first right into Broomhall Lane. Continue along this road for approximately 1.7 miles as it turns into Rise Road and then Kings Road. At the end of the road turn right on to Sunninghill Road and take the fifth turning on the left into Oriental Road. Take the first left into Upper Village Road and then right into Lower Village Road where no.47 will be found around half way down on the left hand side.

There is off street parking and side access to the garden. The garden has a large patio area with steps leading to the main garden which is mainly laid to lawn with secure fencing perimeters and a good degree of privacy. "
