Set in the Derbyshire countryside, Batham Gate Road is a rare find. Beautiful views with good links to the town of Buxton, much famed for it‘s water which is bottled at source and is a popular destination with tourists.

Number 31, is a dormer bungalow with a feel of a large house. Updated by the current owners to an impressive standard, the property is accessed via a white UPVC door into the incredibly generous kitchen. This open expanse has a wealth of charm and would easily fit a large dining table for those all essential family gatherings. Or a large kitchen island for less formal and a more modern feel. The large exposed red brick fire surround and tiled hearth houses an impressive double door multi fuel stove which is wonderfully welcoming as you enter the house. Above the fireplace is the original clothes maiden that is lowered via a pulley system. Another feature that adds a charming elixir to the property.

The kitchen is open and vast and is quite simply a cooks dream. Light floods through the dual aspect windows and the space is reminiscent of a country farmhouse. This is enriched with a large electric range cooker with gas hob, complete with extractor hood. There is also plumbing for a washing machine and essentials such as coats and boots can be stored in the under stairs storage cupboard. The flooring is laid with Karndean flooring.

The Lounge is entered through a glass door and has a spacious feel thanks to the dual aspect windows which capture the Derbyshire light. A beautiful room which is enhanced by the feature log burner powered by gas. An oak beamed surround fireplace gives warmth and charm to the room which also boasts an elegant alcove to the right of the fireplace and shelving to the left.

A second reception room is currently being used as a formal dining room but it could easily be utilised as a second downstairs bedroom and has lovely views through the square bay window of the mature planting in the front garden.

The large double bedroom on the ground floor is dominated by the large and impressive patio doors which lead out onto the garden patio and pond. Summer Sunday mornings with coffee in bed would prove hard to resist with the sound of the water feature from the garden pond, floating in through the open double patio doors. Grey tiled laminate flooring adds to the clean lines of this room and a complimentary anthracite grey wall mounted modern radiator gives the room a contemporary feel.

Walking into the ensuite shower room adds to the modern mood. The tiling underfoot is a charcoal grey and the contrast of the white clean lines of the sink and WC is elegant and classic. The current owners have put a lot of thought into this room by adding a shower in a circular enclosure that also houses a steam function, jet shower nozzles at body height, a drench shower and mood lighting with a built in radio. Calm the senses and relax!

The staircase is a half turn and leads to the upper floor where you will be greeted by a large space that could have multiple uses. A child‘s playroom coming off the upstairs double bedroom, a teenagers space for study or gaming. An office space away from the main family areas, which would prove a semi private and quiet space. Velux windows allow light to flow down and ample storage in built in cupboards are a handy addition. A Worcester Combi Boiler is housed within.

The family bathroom does not disappoint with its large proportions and quirky layout. A white pedestal sink and WC sit beautifully against the contrasted muted tones of the decorative tiles. A full sized hydrotherapy bath with moulded seat nestles in the corner of the room opposite a sloped roof. The room is calming and exudes luxury.

The upper floor bedroom has been cleverly designed to maximise space. A double room with feature beams would make a delightful children‘s bedroom or a funky space for older children. The dormer window adds character and charm to the room and affords lovely views to open fields.

The outside of 31 Batham Gate does not disappoint either! A paved driveway with gated access leads to a large garage and workshop which benefits from power and light. The garden patio area leads off the downstairs double bedroom and is the perfect place to enjoy the views across the pond and the extensive garden.

The planting has been thoughtfully conceived and the winding path through the landscaping brushes past flora and mature trees. A boat style arbour sits at the bottom of the garden and is the most perfect place to sit and relax with a book and a glass of wine or two.

Properties of this calibre rarely come to the market and it is anticipated that it will appeal to a wide range of buyers. An early viewing aapointment is essential, not only to avoid disappointment but also to secure your interest in the purchase. "
