"Ara Melita" (Sweet Refuge) or number 5&9, is a very
spacious mid-19th-century terraced house and is a very sympathetic
1970s conversion of two back-to-back weavers town cottages with
three storeys, 4 Bedrooms, 2 receptions, 2 bathrooms and a modern
kitchen extension. Although technically a mid-terraced house it has
the benefit of sole access to a 30ft long covered side passage to
the rear with lockable UPVC door to the front and which is wide
enough for considerable additional storage and waste bins stowage.
The passage passes from the street into a good sized very private
30ft garden at the rear. With our quiet neighbours and massive
stone walls, noise could never be a problem. Sturdily built
with millstone grit stone, it has gas central heating and is
double-glazed throughout. With 18 inch thick stone walls the house
is noticeably warm and economic to heat in Winter and pleasantly
cool in Summer. The exterior and interior of the house are in very
good repair and with smart freshly painted exterior, the stonework
has been sandblasted and re-pointed the interior decoration is also
in good condition and is well maintained. The property is in
a popular and respectable area of Glossop and, unlike many of the
houses in Glossop, the property is Freehold.
This property had previously been sold subject to
contract on two occasions in the short time that it was first
marketed but unfortunately, due to no fault, both were not
completed. After a three-month pause, this will be our third
attempt and hopefully third time lucky.
Ground floor:
Sitting Room: A small glazed
internal front porch off a quiet street leads into a good sized
(215sqft) living room with oak beamed ceiling and rough plastered
painted walls, a large millstone grit fireplace with inbuilt wall
seat and media shelf, gas fire and central heating. Ceiling and two
wall-mounted lights, two windows with deep sills. The carpet is
hard-wearing and is laid over underlay on a concrete base. From the
living room, there are glazed sliding double doors through to the
dining room.
Dining Room: this is large (170sqft),
also oak-beamed, but smooth plastered painted walls; there is a
door to an under-stair storage clipboard and a louvred double door
to a storage cupboard which also houses an old but extremely
reliable gas central heating boiler. There are a ceiling and two
wall-mounted lamps. The carpet is new and again is
hard-wearing, laid over underlay on a concrete base. From the
dining room, there are two purpose-built doors, one to the fully
enclosed stairs and one through to a good sized modern kitchen
extension.
Kitchen extension: This is of fully
coated double layer breeze block construction with tapered expanded
polystyrene slabs under a sound, well-constructed quality silvered
felted roof such that there is no puddling in wet weather.
The internal walls are largely tiled, with one wall rough
plastered and painted, laminated flooring laid over ceramic floor
tiles which in turn are laid over concrete. The exterior is well
coated and tastefully painted. The light, open and airy kitchen is
of a generous size (115sqft), is large enough to house all the
necessary white goods under work surfaces and still leave more than
ample open floor space. Three walls have fitted work surfaces and
the fourth has a work surface/breakfast bar for two fitted.
Above the work surfaces are fitted 5 double wall units (one
glazed), and 1 single glazed, a hood mounted above the cooker and
above the wall units, around three of the walls, are storage
shelves. There is concealed lighting under all wall units,
adjustable LED ceiling light bar and a cooker hood with additional
lighting. Two large windows provide plenty of light, there is a
glazed back door leading into the garden and a small fixed window
with a very deep sill to pass light onto the stair.
Garden: this nominally 30ft long by
20ft wide garden has a great deal of privacy and is given over
largely to stone flags with steps, an ironwork gate and arched
trellis to a slightly raised flagged patio. The patio is furnished
with a double swing arbour, a small raised pond with 4 goldfish, an
insulated studio/workshop, a greenhouse and an insulated summer
house with hot-tub suitable for 4 season use. The patio also has
two low stainless steel standard lamps, an external mains socket
with power supplied to the workshop and hot-tub. In the garden,
there are three small sheds and two garden storage units which may
be made available to purchasers if desired.
First floor:
Bedroom 1: this is a very large room
(122sqft) off the landing at the front of the house which, at
present contains an Infrared Sauna which may be made available for
purchase if desired. Now used as the Master Bedroom as the climb to
the top floor is hard on our ageing knees.
Bedroom 2: Alongside Bedroom 1 at the
front of the house is this smaller bedroom
(72sqft) into which a
double bed will fit albeit rather tightly. Although very cosy with
the double bed this room was our son's study bedroom and was ideal
for this purpose. This room contains a fitted double wardrobe.
Bathroom: Along the landing slightly
towards the rear is a large bathroom
(62sqft) which, although being
a little dated, is furnished with a bath, an electric over-bath
shower with shower curtain rail and an extractor fan all in good
working order, a pedestal toilet and sink with a mirror, light and
razor socket above the sink; In this bathroom is a mirrored
cabinet and corner shelving and a large cupboard for the hot water
tank and rough storage.
Bedroom 3: Finally, along the landing
to the back of the house, is another small bedroom
(70sqft) into
which a double bed will fit albeit rather tightly. But for
me, at present, makes an ideal study with enough free floor space
for emergency sleeping arrangements. A large window through which
are views of the hillsides above Glossop, blinds are fitted an
extractor fan is mounted in the window. From Bedroom 3,
around the corner of the landing and past a small window with the
same views, is a fully enclosed stairway to the second floor.
Second Floor:
Bedroom 4: This is a converted weaving
room with a dormer window and a sturdy floor constructed to take
the weight of a loom. This has created an enormous space for a
double bedroom
(280sqft), with adequate room for a study space and
an en-suite unit containing a glazed shower cubicle, toilet,
washbasin with lighted and mirrored cabinet and razor socket fitted
above it. This space heated by an electric towel rail and
wall mounted heater panel with timer. The bedroom has large sliding
doors to access a very large and deep walk-in (stooping slightly)
under-eave storage which is fitted with shelving along the length
of the wall and two very large drawers. Out of the window to the
rear is a beautiful view over the roofs with a clear view of the
hills above Glossop and of sunsets over them in all seasons. This
was our favourite room until our knees started to suffer and a
shortage of breath from the climb became a problem.
Miscellaneous
21 years ago we fell in love with this house, with low
oak-beamed ceilings (reducing heating bills considerably), unique
history, design, architecture and spaciousness, its very private
stone-walled garden etc, it was and is a house with character. We
also love this quaint Victorian town but now we are retired and
with children gone it is way too large for just we two and the
occasional guests so reluctantly we have decided that it is time to
downsize. We have had the property independently valued at ยฃ177,500
but we are prepared to consider sensible offers, particularly from
prospective buyers who wish to settle early. The house appears
quite small as you approach it but as it is converted from two
back-to-back town cottages with a weaving loft and a recent rear
kitchen extension that appearance is deceptive and this is
commented on by all of our visitors. The total floor space is in
excess of 1200sqft.
The neighbourhood is just off the A628 to Chapel-en-le-Frith but
our street is far enough away to be quiet and relatively traffic
free. Our neighbours and the surrounding area we have found to be
very quiet; the people are very friendly and the area is popular
with residents. Parking, like a large part of Glossop, is on the
street but this has not proved to be a problem and in our 21 years
of residence there has been only one minor incident; the
perpetrator has since departed.
Glossop is a small, quaint Victorian style town with a very low
crime rate. There are good schools, pre-schools and a park within a
very easy walking distance of this property. The town centre of
Glossop is also within easy walking distance as is the rail station
and bus stops making this location ideal for commuting to
Manchester. For those commuting by road, the M67 is close by and
the approval for the construction of a by-pass in the near future
will further facilitate travel to and from Manchester. As Glossop
is a relatively small town all the amenities - leisure centre,
library, swimming pool, supermarkets, parks etc are readily
accessible on foot. Glossop is within the bounds of the Peak
District National Park so is only a very short drive from the
beautiful countryside walks and amenities of the White and Dark
Peaks of Derbyshire.
