We are delighted to offer for sale this well presented and extended detached home which is located in a sought after residential location within Poynton. This home is positioned on the cul-de-sac section of Barclay Road and that reason is a preferred choice for many families. The property occupies a plot which offers ample driveway parking for a number of cars with walkway access down one side of the property to the rear garden which has been well cared for over the years. The rear garden has a lawn area plus patio area abutting the house with well stocked and mature borders adding extra privacy during the summer months.

We trust our floor plans will give a good indication of the size, shape and layout of the accommodation on offer, however we do strongly recommend you view this home for yourself to fully appreciate the many benefits on offer within this lovely family home. In brief the accommodation comprises:

The entrance hall to the home leads through to the lounge and to the kitchen with stairs also leading to the first floor. The lounge is positioned to the front of the accommodation and is a good sized room with a feature fire place to one wall with living flame gas fire inset. There is an open way into the dining area of the home which is currently set out as a dining room, however this could easily be just an extension to the lounge if you would prefer a larger lounge or this area could be blocked off from the lounge and opened up into the kitchen IF you wanted a larger family dining kitchen to run across the back of you accommodation.

The kitchen is fitted with a range of base and eye level units with shaker design doors and chrome fittings. There is an integrated dishwasher and double stack fridge freezer, plus space for a cooker, with fitted extractor hood above. Off the kitchen access to a walk in under stairs pantry is another useful and additional storage facility whilst an archway leads into a morning room or play room as it has been used as in the past, although the choice is yours as to what this room can offer you! The morning room is currently used as a breakfast dining area and this room leads through to the attractive conservatory which adds yet another space to sit and relax and also leads to the separate utility room which has plumbing for washing machine and other white goods, whilst there is a door to the side aspect meaning this can be a way in to the home to ensure the dogs are washed down or the kids muddy shoes are taken off and cleaned before entering the main home.

Upstairs the property has four bedrooms consisting 3 double bedrooms and a good sized single bedroom. One of the double bedrooms has access to its own en-suite shower room which is fitted with a three piece suite comprising, walk in shower with mains shower above, pedestal wash hand basin and low level WC.

The family bathroom has a panel front bath with electric shower system over, pedestal wash hand basin and low level WC. Between the other two double bedrooms you will notice wardrobe space serving each and the airing cupboard. This space is often used to create either more space for one of the rooms or an en-suite facility for one of the rooms! although they as intended provide useful and additional storage.

The property is warmed by gas central heating and has double glazed windows and viewings come highly recommended.
