" A lovely, recently renovated one-bedroom flat - with share of freehold - which is five minutes from Catford Bridge and Catford stations. The property also has a well established and landscaped private garden which leads to a separate cellar storage room.

Living room and kitchen
The kitchen has been fitted with a mix of white units and birch plywood shelving. The worktop is white quartz, and a new Bosch hob and oven were installed recently. The fireplace - with a slate hearth and exposed brickwork - is fully functioning. Birch plywood cabinets and shelves have been built in the large alcove to the left of the fireplace.

Shower room
A refit of the shower room was completed in 2016, yielding a much-improved layout. The floor is China Blue from The Colour Flooring Company. Three frameless windows bring natural light in from the living room, and a vanity unit makes use of the space beneath the sink.

Bedroom
The room comfortably has space for a super-kingsize bed and a large free-standing wardrobe. A large fitted wardrobe has been built in to the corner alcove, and made to measure blackout blinds have been fitted to both sash windows.

Garden
French doors lead down to the garden - the first section is decked, and leads to a landscaped area combining gravel and raised beds containing perennial shrubs and plants.

There is also a 6 x 4 utility shed, supplied with mains power, which currently contains a freezer and a tumble dryer. The garden is big enough to allow for the future replacement of the shed with a garden office or playroom.

Flooring
The floors in the living room, kitchen, hall and bedroom are sanded, draught-proofed and varnished solid boards.

Exterior joinery
All of the original joinery at the front and back of the flat - sash windows, casement windows and French doors - is still in place, and was professionally restored and redecorated in 2016.

Tenure
The tenure is share of freehold subject to contract.

Separate cellar storage
Following the freehold purchase in April 2017, the flat comes with a 25 share of the cellar store room. This is currently accessed through its own external door at the side of the building. At the moment the store room is a fairly dusty space, but there39s potential for it to be subdivided into four separate storage units, one for each flat. Even in its current state, it is ideal for garden furniture, paint tins and tools.
