This wonderful period conversion really has it all - separate kitchen and lounging areas, three bedrooms and a splendid roof terrace which soaks in the afternoon and evening sun - a joy once the summer comes!

Enter through a well presented communal hall. The terrace greets you first, accessed off the stairs. Stretching over six metres you'll easily host the house warming BBQ and as many tomato plants as you're willing to water. Inside you'll find your reception facing front stretching the full width of the flat. Two sash windows keep things light and airy. The floors are stained timber and there are dado rails and cornicing for good measure.

The kitchen adjoins to the rear with wood effect flooring, solid oak counters, a four ring gas hob, oven and one and a half bowl sink and drainer. You can even sneak a view of your guests hob nobbing as you prepare more drinks. A modern bathroom

(with shower attachment) is accessed off the landing - we love the polished porcelain wall tiles! The second floor houses your slumber space. There are nicely sized doubles to front and rear and a further single (which will easily fit a double bed) sharing the front aspect. It's also worth mentioning that the loft is boarded and has a light - great for storage! The space is ideal (subject to planning) for extending into !

Transport is easy - a mere 12 minute walk will take you to either Forest Hill or Sydenham mainline stations, with fast and frequent trains to London Bridge and Charing Cross. The East London Line will also whisk you to the Jubilee Line in around 12 minutes. The 176 bus runs along Kirkdale heading for Oxford Circus. Enjoy the treats on offer in Kirkdale Village - we like the varied Alhambra (a shop, tearoom and art gallery all in one), or perhaps treat yourself to a facial at JH Skincare Clinic. Pop to Tesco Express to pick up the essentials just at the end of the road. Dulwich Village, Crystal Palace and Lordship Lane are only a five minute drive for even more retail, dining and leisure options. Parks are plentiful in this neck of the woods, you have Dulwich Woods, Dulwich Park, Crystal Palace Park and the local Sydenham parks (Wells, Mayow and Cator) all within easy reach.
