" An extremely rare opportunity to purchase a house on a historic crescent in Greenwich with private gardens. This is an elegant, spacious and bright Grade II listed Georgian residence of grand proportions designed by Michael Searles in the 1790s and is among the brightest and most spacious of the houses in the Circus.

This beautiful family home, with great potential for entertaining, retains a wealth of period features and detailing throughout, including broad timber flooring, high ceilings with original decorative cornices and coving, original ornate working fireplaces with carved marble and wood surrounds, and original working shutters for the windows on three floors. The property is extremely spacious, with accommodation of 3,112 square feet, providing versatile living arranged over five floors.

The lower ground floor hosts a large kitchen and walk-through dining room, with abundant natural light coming from the garden and the garden square. There is a gas-fired AGA as well as electric hob, separate utility room, original wine/larder cupboard and extensive storage cupboards. There are also large storage vaults under the street, with potential for conversion. There is direct access from this floor and the ground floor out to the south-facing rear garden as well as the front storage areas.

The ground floor boasts a spectacular double drawing room, flooded with natural light from both sides through four huge sash windows. Original panelled concertina doors can divide the room into two separate receptions as required. The room has an abundance of character with high ceilings, two original Georgian working fireplaces and decorative plasterwork of understated elegance. The first floor has two large bedrooms, one of which is currently used as a magnificent study/library, and a large bathroom with separate shower and bath.

Stairs lead to the second floor with a further two large bedrooms and a bathroom. The third floor has a further three rooms, two with views out towards Greenwich Park, the third with views over the Circus gardens and beyond. All four bedrooms on the first and second floor have period fireplaces. There is extensive storage space on every floor.

Situation
The property is situated in the exceptionally peaceful and elegant garden square of Gloucester Circus, with its peaceful central private gardens for neighbours, ample residents' parking, and no through road. It is moments from Greenwich Park, arguably London's most beautiful (with its hills, play areas, tennis courts, sports pitches, ponds, flower gardens, galleries and museums). It is within close walking distance of the excellent shops in Royal Hill, Greenwich Picturehouse cinema, Greenwich Theatre and a plethora of other amenities, including bars and restaurants. Blackheath common, Greenwich Waitrose and other excellent shops are nearby. The use of the Gloucester Circus private gardens, with locking gates for neighbours, is perfect for children. There is plenty of street parking, with resident permits.
The property is conveniently situated for both the overground and the Docklands Light Railway trains at Greenwich Station, five minutes walk away. There is also the Thames Clipper commuter riverboat to Canary Wharf and central London.

Outside
The south-east facing garden enjoys abundant sunlight. The paved terrace at the end of the garden catches sun from late morning until late evening and is ideal for al-fresco dining. The garden is mainly laid to lawn with a few mature flowering shrubs. A spectacular feature is a huge wisteria, which until recently was trained to cover the entire rear wall of the house, which could easily be rearranged. There is a large garden storage area outside the utility room. "
