It is in an exceptional position on a corner plot, giving it access to sunlight all day. Close to town but on the edge, having far reaching rural views at the rear, of trees and hills beyond. It is possibe to walk out form the house to a country lane and see long horn cattle, shetland ponies and other wildlife. yet a small single deck bus stops right outside the house for a 5 minute ride to the town centre,(every hour from 8.30 until 6pm.) and to the market and shops. It is a downhill 10 minute walk. Carmarthen sports many major retailers and restaurants and a Vue Cinema. The Art college is a 20 minute walk.

The house has been well maintained and has been re-wired in recent years and had new screed floor in the kitchen with quarry tiles and plastered ceilings downstairs. A new bathroom and kitchen. New triple locked doors front and back. There is a large hinged loft door with a long metal key hook, and extending ladder, The loft is half boarded with two big shelves for storage and is well lagged. There is useful under stairs storage too for hoover etc. The potential dining area on the floor plan currently has wall units both sides and houses an under counter fridge and a condenser tumbler drier. But this space could be re arranged to suit your own needs and lends itself to a large breakfast bar looking out over the green.

The private walled car park can hold up to three cars and is an assett with plenty of room to erect a garage if desired. The garden is walled and gated also and safe for a pet.There is also room to extend at the back and side of the house. I have made enquiries and it is possible to extend the block shed accross the width of the garden to make a workshop, wihtout planning permission. The council ask only for a current photo and and a scale drawing application for approval. I am willing to vacate the property on completion of sale.
