" A delightful and deceptively spacious semi-detached stone cottage occupying a picturesque location, a short distance from the centre of Hathersage. This well proportioned country cottage has central heating and double glazing and has undergone considerable refurbishment with great care to retain the character of the accommodation. The rooms are arranged over three levels and include a superbly appointed dining kitchen to the lower ground floor. To the rear is a pretty garden running down to the brook. The Dale is well situated for all facilities within the village particularly for the village school.

The property comprises A front entrance door with small inset glazed panel opens to the ENTRANCE HALL With a further door leading through to a GOOD SIZED LOUNGE A well proportioned room which has a full height brick fireplace. uPVC double glazed windows to the front and side. All with radiators beneath. Central beam to the ceiling. To the far corner a door opens to a staircase which leads down to the LOWER GROUND FLOOR Comprising of: SPLIT LEVEL DINING KITCHEN A superb family kitchen which is divided into two areas by a long peninsular unit. The dining / sitting area has a full height brick fireplace with multi fuel stove. Floor to ceiling built in pine cupboards. A vertical comtemporary style radiator. Laminate flooring. Beams to the ceiling. Two stairs lead up into the kitchen area which has been refitted with comprehensive range of cream shaker style units which include a Belfast sink, having black granite worksurfacing extending along the adjacent wall and along the centre of the room creating the peninsular divider. There are base units with two drawer packs, a matching range of wall cupboards and a further tall cupboard providing space for fridge etc. Built in appliances comprising a five ring stainless steel gas hob with built under double oven, intergrated dishwasher, space for a washing machine, tall cupboards housing the gas fired central heating boiler. A radiator, inset spotlights to the ceiling and double glazed French doors leading out to the rear of the house. To one corner a further door gives access to a STORE ROOM Which has services laid on to create a shower room etc. From the ground floor hallway, a door and staircase leads up to the FIRST FLOOR LANDING With a small uPVC double glazed window to the rear and a radiator. BEDROOM 1 A good double bedroom with a uPVC double glazed window to the front enjoying a delightful outlook over the surrounding village to the church on the hill above. A deep built in wardrobe and a radiator. BEDROOM 2 A further double bedroom with uPVC double glazed windows to the front and side. A pleasant view over the village to the church. A radiator. BATHROOM / W.C. Being fully tiled and has a white suite comprising of a panelled bath with shower and screen. Pedestal wash hand basin and low flush W.C. The wash basin has an arched niche above with concealed lighting. A small uPVC double glazed window. A radiator.
