" LOCATION The house is located in the village of Godstone within a short walk of Godstone high street with local shops and cafes and Godstone Village School. The larger towns of Oxted and Redhill are nearby and offer a more comprehensive range of shops and schools for all ages. Oxted main line rail station is just three miles away and offers direct trains to central London. Junction 6 of the M25 is located less than a mile away giving easy access to Gatwick Airport. 

DESCRIPTION The house is entered through an attractive front door with coloured, glazed glass panes. The hallway, with stairs to the first floor, a door to the living room and the dining area at the end, offers space to hang coats and has a small under stairs cupboard. The dining area has two decorative alcoves with shelves and cupboards beneath. To one side of the dining area is the double aspect living room with a bow window to the front and a window with patio door to the rear. An ornate fireplace with a gas fire sits in the middle of the room. On the other side of the dining area is the large double aspect kitchen. A breakfast table sits under the window to the front of the house and the worksurface runs around two thirds of the rest of the room with the sink centred under the window overlooking the back. Access is given to the rear garden through a side door. The room has a tiled floor and plenty of wooden wall and base units. Integrated appliances include a double sink with mixer tap, five ring gas hob with extractor over, a washing machine, a dishwasher and a fridge/freezer.

The first floor landing gives access to the four bedrooms, the family bathroom and a fully boarded, carpeted and lit loft with a pull down ladder. Bedrooms one and two have built in wardrobes, bedroom three has built in wardrobes and access to plenty of eave storage at either end. Bedroom four is a generously sized single room. The family bathroom has wood effect flooring, a mirrored cupboard, w.c., radiator, hand basin, bath with shower over and glass screen and an airing cupboard. 

OUTSIDE To the front of the house is an attractive, low maintenance yet mature garden with various shrubs, flowers and trees including two cherry trees, one either side of the drive entrance. A brick paved drive offers parking and gives access to the integrated garage. The side access to the rear garden offers space for discrete bin storage. The rear garden is mainly paved with two levels and bordered by low maintenance yet mature flower beds with more shrubs, bushes and flowers that bloom in all seasons.
