" View without delay. A deceptively large period semi detached cottage, in an idyllic setting with mature gardens, home office & outbuildings. 5 acres of woodland and paddock available by separate negotiation.

The front of the property features a pretty garden, with a path leading to a covered storm porch.The downstairs accommodation comprises of a large open plan Greenwood kitchen, complete with double Aga and a breakfast room. The kitchen gives way to a utility room and downstairs shower room to the far rear, which also gives access to the garden. From the breakfast area you can access the spacious living accommodation ? currently consisting of a large area for formal dining, and a very comfortable living room. There are double doors from the dining area to a light and airy study, overlooking the gardens. Another set of double doors can be found in the living room leading to yet another large reception space in the form of a high quality conservatory with wood effect doors.

All of the bedrooms are located on the first floor, accessed off the sizeable landing.  Bedroom 1, a large double, has windows overlooking the front of the property as well as 3 built-in wardrobes. The family bathroom is big enough to home a bath and a separate shower tray, and features natural light from the window facing out to the rear of the property. There are two further double bedrooms, one located via the other, offering flexible accommodation, and scope to improve. The fourth bedroom is currently used as a second study but would comfortably be used as a child?s bedroom, and also has a built-in wardrobe. 

Outside, the formal gardens are accessed by the majority of the ground floor rooms and, the boundary is identified by a quiet brook running the length of the plot. Location: Old Oxted is a small village on the edge of Oxted, boasting a collection of gastro-pubs. Oxted offers a wide range of shopping facilities, together with a leisure complex, cinema and library. Local schools include Oxted County, Hazelwood, Notre Dame and Caterham. It offers great rail links with services into central London, as well as easy access to London Gatwick Airport, and the M25 (Godstone - Junction 6).

Directions: From A25 turn into Old Oxted, and follow the slip road round, and up the hill. You will pass The Old Bell pub on your right. Take the right hand turning after the pub, named Brook Hill, and pass under the bridge. 2 Brook Hill is the last cottage on your left hand side before the brook.
