" LOCATION This semi-detached property is on a quiet semi-rural lane on Limpsfield Chart, an area surrounded by National Trust woodland with its footpaths and bridleways and within a short walking distance of Limpsfield Chart Cricket Club, the Carpenters Arms public house and St. Andrew's Church. Limpsfield Chart is a most desirable location on a bus route and close to Limpsfield Village and Crockham Hill each village providing excellent primary schools. Other nearby schools with a good reputation are Downsway Primary School, St. Mary's C of E School, Hazelwood Prep School and Oxted School at secondary level. Oxted town centre provides a mainline service to East Croydon and central London (London Bridge 30 minutes, Victoria 40 minutes) and good shopping facilities including Morrisons, Little Waitrose and many independent retailers. There are excellent restaurants and pubs around the area, together with many leisure and sporting facilities, with Gatwick Airport only a 20 minute drive away. Oxted is a sought-after little gem in this corner of North-West Surrey.  

DESRCIPTION The front door opens into the entrance hall with attractive mosaic flooring that compliments the wood flooring through the remainder of the ground floor. The family bathroom is equally attractive with a Victorian theme, offering a roll top bath with a hand held shower, pedestal wash hand basin and w.c.. The sizable loft is part boarded and has a light and holds the new boiler, the pitch is tall enough to consider a loft conversion.
 

OUTSIDE The newly laid block paved driveway provides enough space for two cars. The pretty front garden has flower borders, a beautiful cherry blossom tree and a paved path to the front door. To the side of the house the raised stone paving leads all the way through to the rear garden offering a stone paved patio and two steps down to the level lawned area. A wooden shed sits to the end of the garden together with a raised decked area taking advantage of all day sunshine.
