" LOCATION Situated in a semi-rural location, overlooking fields, yet within a mile walk of Hurst Green station. The town of Oxted is approximately two miles away and offers a more comprehensive range of facilities including a cinema, leisure centre with pool and a variety of local shops and supermarkets including Waitrose and Morrisons. Schools within both the state and private sector are within easy reach and the motorway can be accessed at Junction 6 of the M25. 

PROPERTY DESCRIPTION A covered porch gives access to the entrance hall with windows to the front, an understairs cupboard and Karndean flooring. The downstairs cloakroom has a w.c., pedestal wash hand basin with mixer tap, tiled floor and a door to the coats cupboard. The study sits at the front of the house and has a handy shelved storage cupboard. The spacious living room boasts an attractive bay window to the front and two windows to the side, a fireplace with stone hearth and mantle currently houses a wood burning stove, but also has gas running to it. Part glazed double doors open to the dining/second sitting room with windows and double doors (with shutters) opening to the rear garden. The large kitchen/diner can be accessed both from the hall and dining room and has a substantial range of wall and base units with a contrasting granite worktop over. The one and a half bowl sink with mixer tap sits beneath the window overlooking the rear garden and fields beyond. There is a double oven with 5 ring gas hob and extractor above, inset microwave, integrated fridge, freezer and dishwasher. There is also plumbing for an American style fridge/freezer. An island (currently moved to one side) provides extra storage and worktop space. There is a door to the rear garden, and doors to the utility room, family room and double garage. The utility room with more wall and base units, has space for a washing machine and tumble dryer and a door giving side access. The family room is usefully located just off the kitchen and has a door and windows to the rear. The double garage has power and light and a door to the side.

Stairs lead to the spacious landing with access to the loft and airing cupboard. The master bedroom has windows to the front and a dressing area with fitted wardrobes leading to the ensuite. The ensuite has a shower cubicle, double wash hand basin set in a vanity unit, w.c. and obscured window to the side. Bedrooms 2 and 3, one to the front, one to the rear, are both good sized double bedrooms with an interlinking 'Jack and Jill' bathroom. Bedroom 2 is currently fitted out as a dressing room with a range of wardrobes and shelving along with a vanity table. The 'Jack and Jill' bathroom comprises a shower cubicle, double wash hand basin set in a vanity unit, w.c. and obscured window. There are two further bedrooms to the rear and a family bathroom with a bath with hand held shower, shower cubicle, wash hand basin, w.c., and a shelved storage cupboard. 

OUTSIDE The rear garden is south facing and has a large sandstone patio at the back of the house with a raised timber decked area and a raised covered pond to the side. It is mainly laid to lawn with mature planting to the sides and a low fence to the rear providing views over the fields beyond. Gated access leads to the front of the house which has off road parking for a number of cars and a pebbled area with hedging to the front.
