" PROPERTY DESCRIPTION This second floor flat is set within a block of twelve other flats but shares the main door with just five others. The property's front door leads to the entrance hall with a storage cupboard immediately on your left and a boiler cupboard with extra storage. The first double bedroom has two built in cupboards, and double glazing with sunny views to the south. The second bedroom is equally as spacious with views overlooking the communal grounds. The family bathroom has a bath with shower over and a hand held shower, wash hand basin in vanity unit and w.c.. The airing cupboard with hot and cold water tank is just outside the bathroom offering an option to create a larger bathroom if desired. The large bright living room has southerly views through double glazed windows. The kitchen has a range of wall and base units with work surface over, a one and half bowl sink and drainer with a window above looking over the communal gardens, an integrated fridge and freezer, dishwasher and a free standing cooker. There is space and plumbing for a washing machine and tumble dryer.
Outside the front door is a large 'drying room' fully ventilated and shared with just one neighbour. 

OUTSIDE The communal grounds are fully fenced with large lawned areas. There are a number of rotary washing lines available. A private locked shed comes with this flat too, ideal for bike storage. 

LOCATION Situated in a popular residential area under a mile from Oxted town centre with its wide range of shops, main line station with fast and frequent commuter services to Croydon and London (about 40 minutes) schools for all age groups and Tandridge Swimming Pool and Leisure Complext. Numerous other sporting and recreational facilities are also close by whilst Junction 6 of the M25 at Godstone is about 4 miles distant.
