" LOCATION Within a short walk of the property you will find Oxted town centre which offers direct trains to central London and a wide variety of quality restaurants, supermarkets, state and independent shops. The town also boasts a large sports and leisure complex which includes a swimming pool and gym. There is also a health centre, vet & kennels, cinema, library, several golf courses and tennis clubs nearby. Oxted School (a co-ed comprehensive secondary school) as well as local private and state junior schools are a short walk away. There is quick access to the M25 (Godstone Junction 6). London Gatwick and Heathrow Airports are within easy reach.  

DESCRIPTION The front extension adds an attractive dimension to the front of property as well as allowing space for a small porch area to house coats and shoes. The porch then opens in to a central hallway with access to the living room, kitchen, downstairs w.c., stairs and also offering a large utility cupboard with space for a tumble dryer and a bespoke, hand made under stairs storage unit consisting of six large draws and one full height cupboard. The downstairs w.c. has tiled walls and floor, a hand wash basin and a mirror. The living room has a large window to the front and plenty of power points, a telephone point, TV and cable points. Between the living room and kitchen is the separate dining room with sliding doors opening onto the rear garden covered by well fitted shutter blinds. The kitchen, custom designed and fitted in 2011, has Amtico flooring, fitted wall and base units with a beech wood work surface over, under cupboard lighting, an integrated AEG double oven, with the top half doubling as a microwave, AEG dishwasher and a Miele washing machine. There is space for a large fridge freezer.

An open landing gives a spacious feel to the first floor, a wooden banister surrounds the stairs. Access is offered to three bedrooms, a family bathroom, airing cupboard housing the combi boiler and the part boarded loft with a light and a ladder. The master bedroom has a window to the front and plenty of built in wardrobe space. Bedroom two has a window to the rear and one built in wardrobe, bedroom three is a generous single room with a large storage cupboard. The bathroom, fitted to a very high standard in 2011, has downlights, Amtico flooring, a shower, a bath, w.c., hand wash basin and a mirror set above a built in vanity unit, the walls are tiled. 

OUTSIDE To the front of the property is space to park one car. The rear garden, with rear access, has been lovingly and carefully designed and cared for over the last thirty years to make the most of the space. Off the rear of the house is a patio area with room for table and chairs. Lawn, only broken by a winding path to one side, sits nicely between this and the bottom of the garden where a modern and well built summer house sits. Made from cedar wood with a double leafed timber structure, with insulation through the walls and roof, double glazing, power and lights, this summer house is an excellent and very practical space for whatever hobby one might enjoy. An apple tree along with various flower beds, shrubs and small trees line the gardens' boundaries.
