" LOCATION The property is located on a residential road in Oxted with just a short walk of the town centre and mainline train station. The town has a choice of supermarkets including Waitrose and Morrisons, along with Leisure facilities, a cinema and a range of pubs and restaurants. Junction 6 of the M25 at Godstone is 3 miles distant and provides access to Gatwick and Heathrow airports.  

DESCRIPTION This 1930's house is approached down some newly laid steps to a covered and mostly glazed front porch. The entrance hall leads to both the reception rooms as well as the downstairs bathroom and stairs to the first floor. Two reception rooms have been knocked through to provide a good sized living space. To the front, the sitting room has a bay window, picture rail and attractive working fireplace. This room opens to the family room, again with a picture rail and fireplace. Double doors open into the kitchen/diner which was extended some years ago and provides a spacious area for cooking and entertaining. A skylight, sliding doors and two large windows add to the bright and airy feel. The kitchen comprises a range of wall and base units and a stainless steel sink with drainer and mixer tap set below the window overlooking the rear garden. There is space for a washing machine, dishwasher, fridge, freezer and cooker with an extractor over as well as a handy larder area for more storage. The dining area has plenty of space for a dining table with sliding patio doors opening to the patio. The recently fitted bathroom is fully tiled with a generously sized shower cubicle and Aqua-Lisa shower. The wash hand basin set in a vanity unit providing storage. There is a w.c., radiator and window for natural light and ventilation.

A window at the top of the staircase provides light to the first floor landing giving access to the three bedrooms, bathroom and loft access. The largest bedroom has views to the front and a bank of wall-to-ceiling mirrored fitted wardrobes. Bedroom two is also a good sized double room with views over the garden. The 3rd bedroom is a single room and the bathroom has a bath with hand held shower, w.c. and wash hand basin.
The loft is accessed by a wooden ladder, has two Velux windows, allowing for plenty of natural light and has been plastered and decorated to provide an area that is excellent for storage but has been used as an occasional bedroom. With eaves storage, its easy to see how this can be altered to create an official loft conversion. 

OUTSIDE The pretty front garden has been landscaped and filled with plants and shrubs creating a colourful entrance leading to steps to the front door. A shared driveway runs to the side of the property and a parking space and garage could be reinstated to the rear. There is gated access to the rear garden with an attractive patio area, a summer house with a storage area, power and light. A couple of steps lead from the patio to the lawn with a pretty path to the rear and beautiful, mature planting providing vibrant borders to this lovely, south facing garden.
