" A charming cottage built from local stone with redbrick quoins, still retaining many of character features including panel doors, stripped timber joinery and original timber casement windows. The sitting room has a carved fireplace surround and is fitted with a "multi fuel" stove. The kitchen has a farm house feel with a range of built in units and solid beech work surfaces. The chimney recess has an oil-fired Rayburn with independent ovens and central heating controls and burners; and the floor is quarry tiled. A door leads into the garden room which has a vaulted ceiling and a floor standing wood burning stove. Double doors open onto the garden and there is a study area to one side. A turning staircase leads to the first floor where there are two bedrooms, both with fireplaces, and a good size bathroom with cast iron "claw foot" bath. The rear garden is a particular feature of the property, extending to around some 150ft, with lovely long views across the Surrey Hills and North Downs from the rear boundary. There is a brick pathway extending the length of the garden which is laid out in separate areas of level lawn and a brick paved seating area. The whole has an abundance of mature flowering shrubs and specimen trees set in established borders. Part of the way up the garden there is a timber trellis and gate leading to further areas of garden/vegetable patch, timber shed, chicken run and a small pond. The Cottage is located in a tranquil position, away from roads, backing onto farmland and surrounded by woodland. Abinger Hammer is one of the most sought after villages in the Surrey Hills, amidst many miles of delightful National Trust woodland and nearby open countryside.
