" Hunters are delighted to bring to the market this well presented two bedroom Victorian property. The property is situated in a sought after location with easy access to the A23 and St Paul College. The property benefits from:- entrance porch, large living/dining room with working open fire, modern, custom built fully fitted kitchen with ample cupboard and worktop space, conservatory with built in facilities for washing machine and self condensing dryer. The conservatory also has doors leading to the fully enclosed rear garden, ideal for entertaining friends in the evening. Upstairs the property boasts two good size bedrooms and modern fitted bathroom suite. This property is ideal for a young couple or a small family and as an added benefit offers full double glazing, GFCH and parking. This property is a must see and early viewings are advised to avoid disappointment. Administration Fees & Deposit. A non-refundable administration fee of £300.00 for 2 people (£240.00 for single occupants) will be taken at agreement; this will cover all costs in the preparation of contracts, admin works and finalising documents ready for the target move in date etc. For up to 2 people then there is a £90.00 charge for each additional tenant over 18. In addition £500.00 will also be taken. This is a part rent payment and will be put towards your first month's rent and ensures that the property is removed from the market and held for you whilst we await references. If you withdraw from the let prior to occupation or fail referencing these monies paid will not be refunded under any circumstances and the rent portion will be held for the landlord. An inventory checkout fee will be required to be paid by the tenant before the start of the tenancy. This fee will depend on the size of the property and will range from £75 to £180 (Inc VAT). Deposits. A deposit of at least one and a half months' rent will be required, however depending on the property this may be higher. A deposit is not under any circumstances available as the last months rental payment and will be returned at the end of the tenancy period subject to any necessary deductions. If a tenant uses the deposit as final rent a charge of £120 (Inc VAT) will be made. All deposit will be registered under the Deposit Protection Service within 30 days of being received. Landlords are either required to pay a one off fee or a monthly fee depending on their agreement with Hunters. Should it be required an inventory and check-in charge will be applicable and again the costs depend on the size of the property but will range from £150 to £780 (Inc VAT).
