" EPC-D. 6 Mill Way has much to commend it and is one of the best presented properties of its type. Situated in a small residential cul de sac, the house has been lovingly maintained to a particularly high standard and comes with the advantage of immediate vacant possession. In the entrance hall there is a useful deep understairs storage cupboard and the three windows in the sitting room make for a particularly bright room with an attractive open stone fireplace providing a focal point. The separate dining room has double glazed patio doors opening to the sun terrace and with the kitchen adjoining, there is scope to incorporate the two rooms into a large kitchen/dining room. The kitchen itself is attractively fitted with a range of light timber styled units with contrasting work surfaces and includes a hob, double oven and extractor. In the rear lobby is a shelved larder cupboard and recess for a fridge/freezer unit off which there is a cloakroom.

On the first floor all three bedrooms are of double size - the two main bedrooms enjoying a fine view of St Mary's parish church. Servicing the three bedrooms is a well appointed bathroom in a modern white scheme with a shower mixer over the bath.

The outside of the property is equally impressive with a driveway providing off-road parking and leading to an attached garage with both light and power connected. The front garden is enclosed by hedged boundaries and is neatly laid out with an area of lawn with borders and climbers adorning the front elevation. To the rear is an expansive paved sun terrace with brick planters, ideal for the al fresco lifestyle and a splendid clipped yew. Steps lead down to a lawned area with further borders and a second paved seating area, again with well defined, mainly hedged boundaries. In addition there is a brick built store, a large aluminium framed greenhouse and a timber garden shed.
SITUATION
Mill Way is situated close to the village centre which provides a good range of shopping, banking and medical facilities. Schooling for all age groups, a leisure centre with gym and swimming pool and the mainline station, providing a service into London Victoria as well as the south coast, are all situated in Station Road which is approximately half a mile away. Further afield is the large market town of Horsham with its pedestrian shopping mall, Arts Centre and sports centre (about 8 miles) and Gatwick International Airport (about 22 miles).
