" 7 Kingsfold Close enjoys an enviable semi rural location backing onto open farmland with some fine views to be enjoyed, particularly from the first floor. Marringdean Road is a highly sought after road, renowned for its individual high calibre properties and Kingsfold Close is a small exclusive development of only twelve properties of varying designs which was built by Cala Homes in 1989. In more recent years the house has been the subject of considerable expenditure and affords beautifully appointed and presented accommodation of excellent family size.

The accommodation is approached via a spacious reception hall with double doors opening to a splendid triple aspect drawing room with its fine feature fireplace and patio doors opening to the garden with a separate dining room

(currently used as a second sitting room) also approached via double doors off the hall. The ground floor accommodation also includes a third reception room which can double either as a study or as a family room. A particular feature is the beautifully fitted kitchen/breakfast room with its comprehensive range of white panelled units and granite worktops and its range of built in stainless steel appliances which include a six burner hob, two ovens, grill and microwave together with a dishwasher and wine cooler. The adjoining utility room is fitted out with a similar range of units.

A turning balustraded staircase with an attractive arched window leads to the spacious landing on the first floor which provides five double bedrooms with both an en suite dressing room and en suite bathroom/shower room to the master bedroom and a further en suite to the guest bedroom. Four of the bedrooms have built in double wardrobes and there is also a family bathroom/shower room. The accommodation is decorated throughout in a light neutral scheme with attractive walnut flooring to part of the ground floor accommodation.

Outside, the property is approached over a brick paved driveway providing good off road parking facilities which leads to an attached double garage with electrically operated up and over doors with both light and power connected. The principal areas of garden lie to the rear which form another fine feature where a wide paved patio takes full advantage of the sunny south easterly aspect overlooking a large expanse of lawn with inset flower and shrub borders with a large timber decked entertaining area on the south western side of the house overlooking further areas of lawn and borders. To the other side of the house is sited a substantial timber store and a netted soft fruit area. The whole of the garden is well enclosed by hedged boundaries and backs onto open farmland with a total plot extending to about a third of an acre.
SITUATION
Whilst enjoying a semi rural location, the property is in fact only approximately half a mile from the mainline station in Billingshurst which provides a fast and frequent service into London Victoria and only about a mile from the village centre with its comprehensive range of shopping, schooling and leisure facilities. The larger provincial centre of Horsham and Gatwick International Airport are about 8 and 22 miles respectively.
