" Penberth was built around 35 years ago and is an attractive five bedroom half tile hung Sussex home with a quadruple garage set in around 0.75 of an acre.

The entrance hall is a lovely size which provides access into the triple aspect sitting room with access to the garden and a feature brick fire place with double doors leading to the conservatory which in turn leads to the rear garden. The dining room is accessed from the sitting room and the entrance hall, which also leads to the snug. The kitchen is truly the heart of the home with a butler sink, island, an electric AGA and bespoke shaker style cupboards with granite worktops and a adjacent larder. From the kitchen is the utility/boot room which has extra storage space and room for a washer/dryer and a door to the garages and parking. The ground floor is then completed by the triple aspect home office and the cloakroom.

From the first floor you enjoy uninterrupted views of the South Downs. The main bedroom has the benefit of built in wardrobes and an en-suite. Of the three further double bedrooms, two have built in wardrobes, as does the fifth bedroom which is a good size single. All the bedrooms have the use of the modern family bathroom. Another great benefit of the property is that all of the windows have been replaced with hard wood frames and iron 'Pig Tail' detailing.

Coneyhurst is a semi-rural hamlet lying approximately 1.5 miles east of the larger village of Billingshurst which has a good range of shopping and banking facilities, schooling for all age groups, a leisure centre with swimming pool and a mainline railway station providing services to London/Victoria, Gatwick and the south coast. The larger bustling market town of Horsham with its pedestrianised shopping mall, arts centre, leisure facilities and a further mainline railway station, lies just under 10 miles to the north and the A24 is about 4 miles away providing access to the M23, M25 and Gatwick international airport. Recreational and sporting facilities in the area include golf at Horsham, Pulborough and West Chiltington, the leisure centre at Broadbridge Heath and sailing from Chichester and littlehampton harbours.
