" The property is a substantial single storey residence originally built in 1963 and considerably extended and modernised in recent years by the present owners to provide good-sized family accommodation set in gardens and grounds amounting to approximately 1.25 acres. With the exception of the conservatory, there is oil-fired underfloor heating throughout and each room is thermostatically controlled. The decor and refurbishing has been carried out to a high standard, all windows being double-glazed with leaded light panes and a number of the oak-finish internal doors have stained glass three-quarter glazing. TV and telephone points can be found in most areas with downlighters and ceiling fans to some rooms. Outside, the property is well set back from the road down a private driveway and also gives vehicular access to the two garages to the rear. To the front, there is an attached Double Garage with electrically-operated roller door, inspection pit and ample power and light throughout. This garage also houses the oil-fired boiler which supplies the central heating and domestic hot water. The utility room is accessed from the garage which opens into a further large Garage/Workshop providing additional storage space with light and power. Adjacent to this building is the rear courtyard area with doors to the outside WC and workshop with double doors to the utility room. In addition, from the rear courtyard area, there is a feature wrought-iron staircase leading up to the roof terrace where there is a small observatory with power, lighting, shelving and cupboards. The roof terrace overlooks the rear garden and grounds where there is a large attractive pond together with lawned areas, mature trees, shrubs and established hedging and towards the rear there are a number of mature fruit trees and a small woodland copse. There is also outside lighting and a useful garden shed and the gardens and grounds enjoy a high degree of seclusion and in all measure approximately 1.25 acres.
