" Great opportunity to purchase a beautiful thatched cottage dating back to the 1930's on a large plot of approximately a quarter of an acre. Usefully unlisted, this unique home has been extended by the current owners to provide spacious living accommodation which complements the original features and integrity of the cottage. Rarely seen cathedral arched doors and windows, exposed beams and log burning stoves are enhanced by a superb contemporary kitchen and orangery. The westerly facing gardens are level and private and there is an extensive drive to the front with off road parking for up to 4 cars. Located less than a couple of miles from the larger village of Sonning Common and half a mile to bus routes into Oxford and Reading town centres, this fine home is ideally located for both convenience and quiet country living. EPC Rating C.
LOCAL INFORMATION
The villages of Gallowstree Common, Kidmore End and Chalkhouse Green are located within South Oxfordshire, close to the Oxfordshire/Berkshire border. Gallowstree Common has become a particularly sought after hamlet in the recent past and offers high quality properties which appeal to a wide cross section. There is schooling for playgroup and a primary school and other facilities including a church, village hall in nearby Kidmore End and a recreation ground and excellent quality local pub in Gallowstree Common. The area has a variety of woodland walks and bridle paths and there are further country pubs within a few minutes drive. There is good access to the nearby town of Reading and Henley on Thames, and motorway networks M4 and M40.
ACCOMMODATION
The cottage is entered from a porch into the main entrance hall which has stripped pine doors and floor. The attention to detail which the current owners have restored is immediately apparent; a cathedral double door opens into the 21ft kitchen/dining room which has been completely refitted with a high quality kitchen including a Mercury range cooker, Fisher and Paykel American style fridge freezer, integrated dishwasher and wine fridge. French doors open into the garden and there is also a window to the front and 2 smaller windows to the side. An extensive island unit provides further storage and a sociable area at which to sit and eat. This lovely room is completed with terracotta tiles and a log burning stove.

The 21ft living room has the original brick fireplace with log burning stove and French doors with cathedral glass design which open onto the 21ft beautiful orangery which the current owners have built across the rear of the house. Taking full advantage of the sunny rear aspect, this room is the real "hub of the home" with 6 part bi fold doors to the rear and 3 part bi-fold doors to the side. There is also a separate utility room and cloakroom on the ground floor.

Upstairs, the master bedroom is a light and spacious room with windows overlooking both the front and rear gardens. There is a triple built in wardrobe and beautifully appointed en-suite wet room fitted with high quality Burlington sanitary suite.

Adjacent to the master bedroom is another double bedroom which would be ideal as a nursery or study. There is a third 19ft bedroom with twin windows to the side and a well appointed family bathroom with a white suite including a bath with shower and a chrome heated towel rail.
OUTSIDE SPACE
Set well back from the quiet lane, Dutch Cottage is approached through a 5 bar gate which opens onto a sweeping drive. The front gardens are bounded by mature hedges and there is a lawn and borders with mature shrubs. A detached garage is to the side and a gate leads to the back gardens. In the rear garden there is a 24ft Studio which is currently used as a gym but would be an ideal home office and a garden shed. Across the rear of the cottage is a paved terrace and the remainder of the garden is landscaped with a vegetable plot and mature trees including a Hazelnut tree and Japanese Acer.
