" Situated in the favourable village of Ruscombe just east of the popular commuter town of Twyford, this lovely cottage has been sympathetically extended and updated to create an attractive blend of contemporary and classic. The original cottage is pre-1900s and later additions have extended the living space to over 1400 sq ft arranged across two floors. The well-presented interiors are decorated in a mostly neutral style, making the house ready for immediate occupation while leaving scope for personalisation by the new owner. Some character features remain, such as exposed timber beams, which are beautifully contrasted by a modern kitchen and bathrooms. The high ceilings and large windows provide a spacious feel to the accommodation. The ground floor in particular has a flexible layout, with an entrance porch opening to a dining room, sitting room, kitchenbreakfast room, family room and bedroom with en suite shower room. Upstairs there two good size bedrooms, with one having an additional interconnecting bedroom, which alternatively would be well suited as a dressing room or nursery. A family bathroom completes the first floor. Within the garden there is a detached home office with views on to the neighbouring fields which is a fabulous space for creative home working, in addition to a detached studio or guest room, which has been converted from a portion of the garage.

Situation
The property is situated within the village of Ruscombe, which adjoins the larger centre of Twyford which has restaurants, pubs, surgeries, a Waitrose and a mainline station, with a wider range of amenities in Reading and Maidenhead. There is extensive green space surrounding the village in the form of arable and grassland farms and woodland which provide attractive walking areas. Country pursuits are locally very popular including polo with many local grounds, racing at Windsor and Ascot, and watersports on the river Thames. The M4 motorway can be accessed at junctions 89 and 10, linking to the M25, Heathrow and Gatwick airports and the wider motorway network. Rail services are available from Twyford and Maidenhead, with commuter trains to London Paddington. The full operation of Crossrail will greatly enhance commuting to Londonβ€˜s West End and the City.

Outside
The property is approached over a private gravel driveway providing ample off-street parking. A detached garage has been converted and now offers a studio space and store. Double five-bar gates open to the rear garden which is beautifully landscaped with a stone terrace, lawn, a patio covered by a timber pergola with grape vine, several flowerbeds and an elevated deck from which there are lovely views to the rear over open countryside.
