" A detached bungalow on the private Elmer Sands estate close to the beach and within walking distance of local amenities. The current owner has started preparation for improvements and this property is ideal as a project with scope to extend subject to necessary planning consents. The property currently offers lounge, separate dining room, kitchen, bathroom and bedroom. The sizeable east facing rear garden is mainly laid to lawn. Towards the rear of garden there is a good size "shed" (with power and light), which is currently used as a "den". There is a single garage to the side of the property and driveway providing parking for several vehicles. No forward chain.

Elmer is located to the eastern side of Bognor Regis and Middleton on Sea and offers a number of local facilities including two public houses, a post office, convenience store, private boatyard and launching facilities. Further village amenities can be found at Middleton on Sea and include a primary school, two doctors' surgeries, one with a pharmacy, a post office, newsagent, convenience store, hardware store and florist.
