" An end of terrace house located in a convenient location close to the village of East Wittering and within walking distance of the beach, local schools and other amenities.

The property is approached through the front garden which has a gravelled area planted with numerous shrubs and a paved path which leads to the covered entrance porch. Once inside, the accommodation measures 975 sq ft and briefly comprises: spacious open plan sitting room

(15'11 x 15') which leads on to the dining room and kitchen. These two rooms could be combined to create a larger kitchen-diner if desired. A door from the dining area leads onto a lean-to, single glazed garden room.

Stairs from the living room rise to the first floor landing where the family bathroom and all three bedrooms can be found. The family bathroom also includes the airing cupboard. The property is double glazed and enjoys the benefit of gas central heating. EPC-D.

Situated in the coastal Village of East Wittering, some 7 miles to the south-west of the City of Chichester. The beach enjoys views across the Solent to the Isle of Wight and is popular with windsurfers. The village offers a range of local facilities including: infants/junior school, GP?s surgery, chemist, dentist, library, 2 mini supermarkets, post office, butchers, fishmongers, bakers and greengrocers. There is also a regular bus service to Chichester which offers a full range of shops, leisure facilities, cinemas, restaurants, Festival Theatre and main line railway station. The world- famous Goodwood Racecourse and Motor Circuit are some 3 miles beyond Chichester.
