" Shemara is a detached house believed to date from the 1960's now requiring modernisation throughout. The property occupies a prime beachfront plot of approximately 0.15 acres and overlooks the English Channel with views towards the Isle of Wight. This section of the beach is often favoured for its quietness, being tucked away from most visitors to the area.
The existing property measures 1,358 sq ft and briefly comprises: two bedrooms, kitchen and bathroom on the ground floor with a sitting room, master bedroom with en suite and balcony on the first floor. Outside, there is an existing double garage with additional home office/studio behind. EPC-F.
**The present owners have obtained planning permission from Chichester District Council for the re-development of the site, creating a replacement dwelling with garaging. Full details can be found on the planning page of www.chichester.gov.uk reference EWB/17/00147/FUL. We advise that all interested parties should read the associated planning documents.** The proposed replacement dwelling would include four double bedrooms, all with en-suite facilities on the ground floor, with a spacious open-plan kitchen-family-living space, cloakroom/WC and balcony on the first floor. Location
Situated directly on the beach at Bracklesham Bay, a coastal village some 7 miles to the south-west of the City of Chichester. The beach enjoys views towards the Isle of Wight and is a popular place to enjoy a variety of water sports. The village offers a convenience store/post office and further amenities can be found at the nearby village of East Wittering, including: infants/junior school, GP surgery, chemist, dentist, library and a range of quality independent shops. There is also a regular bus service to Chichester City centre with its full range of shops, restaurants, cinemas, Festival Theatre and main line railway station. Goodwood Racecourse and Motor Circuit are some 3 miles beyond Chichester.
