" This spacious and well presented family house is located towards the end of a cul de sac in a popular residential road. The house benefits from a south facing garden, double garage and parking. Fishbourne is a popular village, set just to the west of Chichester.

The ground floor has two good size reception rooms, a welcoming entrance hall, kitchen / breakfast room, utility room and a cloakroom. The sitting room has a log burner. A door from the hall leads to the double garage, which could be converted easily, subject to planning permission, to form additional accommodation, if required. The first floor has five bedrooms, an en suite shower room to the master bedroom and a family bathroom. There is also a large loft space which is board and laddered.

The garden offers a good degree of privacy and has a patio, raised area of decking and a lawn. There is a useful covered area along the side leading off the utility room.

The property is three quarters of a mile to the primary school in Fishbourne and Bishop Luffa Senior School is on the western outskirts of Chichester.

Within the village of Fishbourne there are playing fields which incorporate a bowling club, eight tennis courts (three flood lit), village club with bar, cricket pitch, croquet club, children's play area and pre school. There is also a village school, renowned Roman Palace, railway halt and bus links to outlying areas. Fishbourne Creek lies in the upper reaches of Chichester Harbour with its delightful walks and water sports. The cathedral city of Chichester offers excellent high street shopping, many fashionable restaurants cafes and bars, Festival Theatre and a mainline station to London Victoria. Goodwood is located to the north east and is famous for its many event days including the world renowned Festival of Speed and Goodwood Revival for motor racing enthusiasts and a season of horse racing including the Qatar Goodwood Festival. There are excellent sailing facilities around Chichester Harbour and windsurfing from the beaches at West Wittering. The area is a paradise for wildlife enthusiasts, with beautiful walks and cycle tracks over the South Downs and around the harbour.
