" The property is a fine detached family house set in one of the most prestigious locations in Northney, about a mile from the bridge link to the mainland. The house was constructed in 1997 by Bloor Homes, forming part of a very select development of just thirty homes and situated at the end of the development in a quiet cul-de-sac. All residents have private access to the foreshore from which to launch a dinghy or canoe via a lockable gate which is on the opposite side of the road from the house. The property is extremely well presented, having been maintained and improved including the addition of high capacity (500 Litre) solar water heating, additional loft and cavity wall insulation.
The accommodation is very well planned and the large kitchen/breakfast room is a wonderful family room, south facing with plenty of natural light, providing a focal point for the whole house. The master bedroom has an en suite shower room and views of farmland and partial views of the sea and South Downs. The second bedroom also has an en suite shower room and the house has three further double bedrooms and a good sized family bathroom with shower.
The south facing secluded rear garden has a mixture of herbaceous plants, flowers and fruit trees. In the far corner, built within three trees, there is a tree house and also included in the garden is an aluminium framed greenhouse and a good sized potting shed. The driveway has parking for several vehicles.
Situation
Northney is a historic village on the north east of Hayling Island, with St Peter's Church at its heart and dating back to the 11th Century. Open farmland is interspersed with thatched cottages and more modern houses with access to the mainland being less than a mile via Langstone Bridge. Northney is also home to a first class marina for yachting enthusiasts and Langstone Hotel with it's health club facilities. There is also a small convenience store about 3/4 of a mile away. There is easy access to Portsmouth and Southampton to the west and Chichester and Emsworth to the east and the A3 to London. Nearby Havant railway station has regular rail services between Portsmouth and London (Waterloo 1 hr 20 mins).
