" An excellent opportunity to acquire this tastefully presented three bedroom home situated in a popular residential area just to the west of Emsworth town centre and the picturesque Mill Pond.

This ‘C rated’ energy efficient home has the advantage of a larger than average rear garden and is offered for sale in good order throughout. 
 
A covered entrance with UPVC front door opens into the entrance hall with stairs to the first floor (storage cupboard underneath) and oak engineered flooring. The rear aspect kitchen has a good range of wall and base units with cream door and drawer fronts, space for the usual appliances, door to the garden, and a built-in pantry cupboard. The Area
The picturesque harbourside town centre of Emsworth lies just under half a mile to the east with its excellent variety of local shops, pubs, restaurants and two sailing clubs. Emsworth sits at the top of Chichester harbour and there are several walks nearby including routes to Langstone and the coastal footpath around Thorney Island, part of which is an RSPB nature reserve. This conveniently situated home is also ideally placed for transport links with both the railway station and main bus route nearby. The cathedral city of Chichester is situated approximately 8 miles to the east and offers excellent high street shopping and leisure facilities to suit all.
