" Offering a superb first time buy or buy to let opportunity, Novahomes are pleased to present this modern mid terrace house which is situated on the popular Manorfields estate. Offering immaculately presented accommodation including two bedrooms, lounge/diner, modern fitted kitchen and bathroom, the property also benefits from a decked South facing rear garden, great for barbecues and entertaining, allocated parking to the rear, modern gas central heating and uPVC double glazing. With recently renewed carpets, a high standard of decor and a surprising amount of storage space, early viewing is highly recommended to avoid disappointment. Ground Floor Entrance Vestibule: A uPVC door with patterned double glazed insert opens into the entrance hallway, where there is the first of several useful cupboards offering storage and hanging space. A further glazed panel door opens into the: Lounge/Diner: c. 14' 8" (4.47m) max. x 13' 11" (4.24m) A small hallway leads into the lounge/diner which stretches the width of the property and features recent new carpeting and minimalist decor. A uPVC double glazed window and matching patio door, which opens on to the decked garden, offer much light from the South facing rear aspect and a modern fireplace, with light wood surround, marble back and hearth and contemporary stainless steel gas fire, offers a nice central focal point. A radiator is wall mounted and a staircase, with open banister and storage cupboard beneath, rises to the first floor. A door in the hallway opens into the: Kitchen: c. 8' 9" (2.67m) x 7' 8" (2.34m) The kitchen features a range of modern contemporary eye and base level units which stretch around three side, accompanied by a light granite effect worktop and contrasting tiled splashbacks. Spaces (with plumbing where applicable) are available for an upright fridge/freezer, washing machine and gas cooker, the latter with a pull out extractor over. A uPVC double glazed window offers an outlook to the front, beneath which a stainless steel one and a half bowl sink, with a French classic mono chrome mixer tap, is inset and tiling continues on to the floorspace. First Floor Landing: The staircase ascends to a spacious landing where a uPVC double glazed window offers natural light from the front and a door opens into an airing cupboard which houses the modern gas combination boiler servicing the hot water and central heating. A hatch opens into a loft space which, we are advised, is part boarded and fully insulated and further doors open into the first floor rooms. Bedroom 1: c. 12' 3" (3.73m) x 8' 10" (2.69m) max. The main bedroom features a radiator along with a plentiful space for wardrobes and a uPVC double glazed window offering a pleasant view over the surrounding area and, on a clear day, out over the Plym Estuary and Plymouth Sound in the distance. Bedroom 2: c. 7' 11" (2.41m) x 7' 6" (2.29m) The second bedroom shares the same view as the first via a further uPVC double glazed window and again has a wall mounted radiator. Bathroom: The bathroom is very well presented with a range of modern white vanityware including a low level WC, pedestal wash basin and panelled bath with wall mounted mains shower over and fitted glass screen. Patterned contemporary tiling adorns much of the wall space, surrounding an obscure double glazed window opening to the front, and wood effect flooring and a chrome towel rail/radiator are also notable. Outside Front: The garden at the front features a low level picket style fence which perimeters a lawned area dotted with several mature shrubs. A pathway leads along the side to the front entrance, which is sheltered from the elements by an overhead storm porch and also notes external lighting and another useful external storage cupboard with window fitted at the front. Rear: The rear garden enjoys a sunny Southerly aspect and features a large raised deck, great for summer barbecues and entertaining. Steps lead down from the deck to a lower tier where there is a storage shed and high level fencing lines both sides, continuing along the bottom of the garden, where there is a gate opening out on to the parking area at the rear. Allocated Parking: We are advised that there is an allocated space provided with the property which is positioned in the parking area at the rear, within close proximity to the property.
