An attractive, mid terrace, double fronted cottage enjoying an elevated position in the heart of the picturesque hamlet of Little Petherick.

LOCATION    Little Petherick is a most attractive hamlet resting at the head of a lightly wooded creek due South of the renowned Camel Estuary. The Estuary itself provides a haven for wildlife and along with the sandy beaches of the surrounding area, a wide range of water sports for the budding enthusiast. A further range of attractions an amenities may be found in the market town of Wadebridge or the pretty harbour town of Padstow. Both within approximately 5 miles.

DESCRIPTION    "2 Rock Cottages" is an attractive double fronted cottage in the middle of a terrace of three, situated in an elevated position enjoying views over the picturesque hamlet of Little Petherick. Internally the cottage has recently received numerous improvements so as to bring it up to modern standards, whilst maintaining many characterful features such as open fireplaces, clome oven and slate flagstone flooring. DRESSING ROOM 8'3" x 6'6" (2.51m x 1.98m). Double glazed window overlooking rear courtyard. Radiator. Beamed ceiling. Door to the bedroom.

BATHROOM    White suite comprising bath, electric shower over and glass shower screen, low level WC, pedestal wash hand basin, tiled splashback to ceiling height. Ceramic tiled floor. Radiator and towel rail. Obscured double glazed window to rear.

OUTSIDE    The cottage is accessed up some steps which lead from the main road, with slate retaining walls to either side. At the top of the steps the gate provides access to the front garden, a concrete terrace surrounds the slope fronted sun lounge and provides views over the village. Steps lead onto a lawned area which is bordered by a picket fence along with rose bushes, shrubs and small trees. To the rear of the property there is a small courtyard housing an oil tank and wooden shed. Gravel parking bay to be found in front of adjacent property.
