SITUATION: 11 Duchy Cottages is situated in the village of Stoke Climsland, which is one of the most popular and desirable villages in East Cornwall, situated three miles to the north of Callington, 10 - 12 miles from the larger towns of Launceston and Tavistock and 17 miles from Plymouth city centre, which is therefore within commuting distance via the Tamar Bridge at Saltash. There is a friendly and thriving village community in Stoke Climsland, with local facilities including Parish Church, post office/general stores, village hall, primary school of high repute and a social club. There is also a sports field with football teams representing the village. The front of this property enjoys and easterly aspect and overlooks the village green in the centre of the village. The nearby town of Callington caters for most other day to day needs, including a varied shopping centre, with Tesco store and a senior school and medical centre. The Kit Hill Country Park is also within two miles of Stoke Climsland and golfing enthusiasts will be aware that there are nearby golf courses at Launceston, Tavistock and St Mellion.

DIRECTIONS: From Callington take the main A388 Launceston Road for one mile into Kelly Bray and fork right at The Swingletree where Stoke Climsland is sign posted. Continue for another two miles into Stoke Climsland and proceed past the post office and village hall, before turning left at The Green. Follow the road around to the right and this property will be found on the left hand side where a For Sale board is clearly displayed.

DESCRIPTION: The property comprises a spacious semi-detached dwelling house, believed to have been built around the 1930s, of block construction. The block work has undergone a Block Screening Test (mundic) which has returned the block work as being unacceptable to the majority of mainstream lenders.

Inside, the three/four bedroomed living accommodation has undergone recent improvements, including the installation of a new boiler and gas fired central heating system, and a number of the windows have been replaced with uPVC double glazed units. BATHROOM: 7'1" x 4'10" (2.16m x 1.47m) Bath with power shower over, corner basin, low level WC. Tiled splash back behind bath, radiator, uPVC double glazed opaque window.
