SITUATION
The property fronts onto Station Road at Kelly Bray having a public house and post office within 1/4 of a mile and there is a bus service into Callington town, roughly a mile away. There is nearby access to country lanes for dog walking, etc. together with a path leading up to Kit Hill which is an open amenity area with 360° views over the surrounding countryside.  Callington town offers a selection of shops and amenities, modern health centre, supermarkets, vets and the Callington College which has received an excellent Ofsted report.

DESCRIPTION
From the Entrance Lobby there is an indication of the character of the house with a tiled floor and inner half patterned glazed door to the Hall with timber banister staircase and with the front rooms having a ceiling height of 8’ 9” (2.74m).  The

OUTSIDE
At the front of the property there is a small gravelled low maintenance forecourt with off road parking space in front of the Garage 17’ x 8’ 4” (5.2m x 2.54m) with up and over door at the front and open at the rear allowing a
drive-through to a hardstanding area which could accommodate another two
vehicles and even more should one wish to extend onto the lawn.    The rear garden is wider than the property and comprises both a generous lawn area and decked patio having in one corner a stone built Workshop/Store in two sections 12’ 7” x 11’ 10” (3.86m x 3.64m) and 12’ 2” x 7’ 6” (3.71m x 2.29m).  Electric is connected and there is a fitted workbench.   The rear garden measures overall approximately 54’ x 35’ (16.45m x 10.66m).  There is outside water and light and a further Store Building which is a former W.C.
