" Character cottage very private yet close to village centre. There is an open plan kitchen/living room with multi fuel stove, double bedrooom, bathroom, outside shed and store. With totally private and adjoining elevated garden plus nearby parking.

SITUATION
Whilst being within 100 yards of the post office in the centre of the popular village of Harrowbarrow the cottage and garden are unseen from the road making it extremely private, yet accessible. The village also contains primary school and village hall which caters for many activities and there are some superb country walks in the area which is on the edge of the Tamar Valley and the nearby National Trust owned Cotehele House. Callington town is roughly 2 miles to the west with Plymouth being roughly 15 miles to the south either by road or from the branch line railway station at Gunnislake which is some 2.5 miles away.

DESCRIPTION
The character cottage is believed to be late 18th Century having entrance door into the open plan Kitchen/Living Room with open beamed ceiling, open stone fireplace with fitted wood burner stove set on a slate hearth. Shelved recess, night storage heater and the kitchen area has stainless steel sink, cooker space with electric point, provision for  washing machine and fridge.  Dual aspect windows and half glazed door to the side giving access to sheds and garden.

The first floor comprises a Double Bedroom at the front with night storage heater and a separate Bathroom with three piece white suite with electric shower over the bath with fitted curtain, airing cupboard with factory lagged cylinder and immersion heater.  Window to the rear.

OUTSIDE
In front of the cottage the area is used for parking with convenient access off to a Shed which also has a door to the side of the dwelling allowing access into the kitchen area on the ground floor.  To the side of the cottage there is also access to a rear Storage Shed.  Steps lead up to an extremely pleasant and private garden which is well enclosed with two patio areas and being mainly down to lawn with some shrubs and Apple tree and there are views from the garden stretching to Dartmoor.   The garden measures  approximately 45โ€™ x 36โ€™ (13.71m x 10.97m).
