SITUATION: The location of Lower Meadow is most attractive, on the north western outskirts of Callington, yet within walking distance of the main shopping centre. Callington itself is a small town situated in East Cornwall, approximately 10 miles from the larger towns of Launceston, Tavistock and Liskeard and 14 miles from Plymouth city centre which is therefore within commuting distance via the Tamar Bridge at Saltash. Amenities in Callington include a varied shopping centre, Churches, medical centre, schools of repute, library and bus services. The surrounding area is one unspoilt farmland, and the Kit Hill Country Park is within two miles of the Callington, with its bracing moorland walks, landmarks of historic interest and panoramic views. There are also many sporting and recreational facilities available in and around Callington, as well as nearby golf courses at Launceston, Tavistock and the St Mellion International Golf Resort.

DIRECTIONS: From Callington town centre proceed down Church Street and turn left on to the A388 Launceston Road. Continue for 300 yards past the Community College before taking the left fork into South Hill Road. Lower Meadow will then be found another 250 yards on the left hand side.

DESCRIPTION: The property comprises a delightful single storey residence, built in 1974, by a local builder of high repute. The main bungalow is four bedroomed, and benefits from oil fired central heating and uPVC double glazed windows and external doors. The bungalow also benefits from cavity wall insulation and full loft insulation.
