" Terraced cottage with two double bedrooms. The property is within the town of Callington and only a short level walk to the Town Centre. There is mains gas central heating, partial double glazing and an enclosed rear courtyard garden with a shed and garage.

SITUATION
The property is roughly 200 yards from the town’s main street in one direction whilst in the other a similar distance away is the health centre and beyond which the rural outskirts of the town.

DESCRIPTION
The cottage comprises two bedroom accommodation, with a dressing room accessed through one bedroom. Externally the property has a small courtyard, shed and two storey garage. There is roadside parking outside the property.

ACCOMMODATION
From the road the front door opens into a small porch with the electric fuse box and door to the Sitting Room having gas fire with back boiler and stone surround, built in cupboard underneath the stairs, stairs to first floor and door to Kitchen. Kitchen with wall and floor units having sink with drainer, two skylights, provision for cooker, washing machine and dishwasher and doors to the rear courtyard and bathroom. Bathroom with dual aspect obscure windows, bath, sink and toilet with sliding door.

Staircase ascends to the Landing with the two bedrooms leading off. Bedroom Two has a built in cupboard housing the water cylinder and double glazed window with far reaching views. The Dressing Room has a double glazed window.

OUTSIDE
There is roadside parking to the front of the property. At the rear is an enclosed low maintenance courtyard with various shrubs and plants accessed from the kitchen with shed as well as a two storey garage. The garage can be also be accessed from a lane behind the property.
