" Semi-detached bungalow on popular town development. The property has a reception hall, living room, kitchen, two bedrooms and a bathroom. The bungalow has electric heating, double glazing, drive parking plus garage, a workshop and an enclosed rear garden with patio.
SITUATION
The property enjoys a westerly aspect which takes advantage of the views over the countryside beyond the town to the hills of Bodmin Moor. The town centre is within roughly 1/2 a mile and in addition to supermarkets and shops there is a health centre, town cricket ground and bowling green. The town is on a bus route connecting to the neighbouring towns of Tavistock, Launceston and Saltash all roughly some 10 miles distance, whilst the city of Plymouth is a further 5 miles beyond Saltash. The St. Mellion golf and country club is roughly 3 miles south of Callington.

DESCRIPTION
The property has a fairly level approach from the drive to the front entrance door with the accommodation having night storage heating plus an electric fire in the living room. The property is available with an early date for vacant possession if required.

Hatch to the insulated roof space, built-in airing cupboard with factory lagged copper cylinder and immersion heater. The remaining rooms leading off. Kitchen with range of units under worktops having tiled surround, matching wall cupboards including glazed display units, electric double oven, four ring electric ceramic hob with concealed hood/light over, inset one and a half bowl stainless steel sink, provision for washing machine, fridge and freezer beneath worktops, night storage heater, built-in shelved larder, two windows and double glazed door to the side.

There are Two Double Bedrooms located at the rear of the property overlooking the back garden, each with night storage heater. The smaller of which has been used as a dining room and there is access to the garden by way of a double glazed door. The Bathroom has a three piece suite comprising corner bath with shower fitment plus electric shower over the bath and fitted shower curtain. Tiled walls to the appliances, electric heated towel rail, mirror fronted cabinet and obscure glazed window to the side.

OUTSIDE
From the road there is fairly level approach to a tarmac drive which is adequate to take two vehicles and gives access to the Garage having up and over door, double glazed side window and pedestrian door having electric connected and measuring internally 18’ x 8’ 9” (5.49m x 2.69m). There is an outside tap. The front garden comprises lawn with shrub borders having outside light to the porch. A hand gate between the garage and the bungalow gives access to the rear where there is a very sheltered paved patio adjoining the bungalow with steps and galvanised hand rails giving access to the raised lawn and Workshop behind the garage, the workshop measures approximately 7’ 3” x 7’ 1” (2.23m x 2.17m) with light and power connected. The garden is well enclosed with panel fencing on two sides. The rear garden measures approximately 45’ x 33’ (13.71m x 10.05m).
