SITUATION
The property is within just a few hundred yards, fairly level walk to the town centre. It is tucked away from the 2 main roads through the town and has the benefit of a good size garage/workshop within just a few yards of the property.   Apart from the usual range of shops, businesses and supermarkets, there is a modern health centre and the community college has received a first class ofsted report and is within roughly a quarter a mile of the property.  The towns of Tavistock, Launceston, Liskeard and Saltash average within some 10 mile distance whilst the city of Plymouth is roughly 15 miles to the South.

DESCRIPTION
At the front is an enclosed garden with hand gate onto a slate flagstone path to the Canopy Porch with outside light and double glazed door to Sitting Room with feature fireplace and timber surround (fireplace opening behind), slate tiled floor which extends throughout the ground floor and staircase off in one corner with cupboard under.  The well fitted Kitchen has a range of modern units having inset stainless steel sink, integrated dishwasher, provision for appliances under worktops together with space for Range cooker and a gas fire room heater with back boiler which serves the domestic hot water and central heating
system.  There are two windows and half glazed door opening to the rear courtyard.

The First Floor offers Three Bedrooms one having a superb leaded coloured glass window over the landing and the main bedroom has two built-in part glazed folding doors to wardrobes.   The rear bedroom incorporates an airing cupboard with
factory lagged copper cylinder which has supplementary immersion heater.   The Bathroom features a shaped bath with electric shower and screen together with wash basin and W.C. with obscure glazed window to the rear.   There is an extra large hatch to the roof space which is boarded and carpeted with electric light.

At the rear is a very private walled courtyard garden with ornamental pond in one corner, outside tap and the benefit of a pedestrian right of access if required.   The courtyard measures approximately 16’ 6” (5m) square with a gravelled surface therefore requiring the minimum of maintenance.
