SITUATION
The property is within just a few hundred yards fairly level walk to the town centre, yet occupying a tucked away location away from the main roads through the town.  The town has a range of facilities including supermarkets, health centre and Community College which has received first class Ofsted reports.   The towns of Tavistock, Launceston, Liskeard and
Saltash are all within some 10 miles distance, whilst the city of Plymouth is some 15 miles to the south.   

DESCRIPTION 
The property occupies an extremely private location with good parking which could be extended into the garden if required.  The property offers character accommodation with modern kitchen and bathroom and gas central heating from a combi boiler.

Staircase ascends to a Central Landing with window to the rear.   There are Two Double Bedrooms either side of the landing and with a central modern Bathroom with fully tiled walls, P-shaped bath with shower fitment and glass shower screen, low level W.C., pedestal wash basin, mirror fronted cabinet and cupboard containing the gas fired boiler for central heating and domestic hot water.  

OUTSIDE
From the road there is access to a two car width parking area 20’ 11” x 16’ 4” (6.39m x 5m) with fence and hand gate dividing it from the totally enclosed front garden which comprises mainly a paved patio area with winding path from the hand gate to steps down to the dwelling having a small lawn area the other side of the path.  Outside light and tap.    In one
corner of the garden there is a Wendy House 8’ x 5’ 9” (2.44m x 1.76m).   There is also a timber Garden Shed 7’ 10” x 5’ 10” (2.4m x 1.8m).

From Kivells Callington office turn left and proceed to the traffic lights (preferably on foot) turning left at the lights and then immediately right across the ‘keep clear’ section adjoining the traffic lights into Moonsfield.  The road bears to the left and then right where Number 13 will be found just a few yards further on, on the left hand side with an open double parking area adjoining the road.
