Situated at the heart of Boyton this former stone, brick and slate Smithy has been beautifully converted. The building is Grade II listed.    There is timber framed replacement double glazed windows and door units throughout.   The property has gas fired central heating with wall mounted boiler and
radiators.     

A major feature of the property is the light and airy interior due to large areas of windows and doors and the accommodation is open to the roof revealing attractive structural roof timbers.  

The property is in good all round condition internally and externally and could be moved into with the minimum of disturbance.

Boyton is a tranquil village surrounded by unspoilt farmland.   Within the village is a church.  

Nearby the former market of town of Launceston (approximately 5 miles) provides a full range of
social, commercial and shopping facilities including 18 hole golf course.

Launceston sits astride the A30 dual carriageway spine road for Cornwall and Devon with a good
balance of travel distance to all parts of the two counties than any other centre.  The county town of Exeter (some 42 miles) provides intercity rail link, international airport and M5 motorway link.  To the south of Launceston Plymouth (28 miles) provides continental ferry port and intercity rail link.  In all directions from Boyton there is scenery of outstanding natural beauty.      To the north is the rugged North Cornish coast famed for popular family sandy surfing beaches and quaint former fishing villages.   To the west the open spaces of Bodmin Moor ideal for walking and riding and to the east is Dartmoor National Park.   Running south from Boyton is the Tamar Valley steeped in 17th / 18th
