SITUATION: Treburley is a small village situated approximately midway between the larger towns of Callington and Launceston, and 18 miles from Plymouth city centre which is therefore within commuting distance via the Tamar Bridge at Saltash. There is a public house/eating place in Treburley, as well as a filling station. There is also a primary school of high repute in the neighbouring village of Trecenna, which is just one mile away. Both Callington and Launceston are approximately five miles from Treburley, and provide a wide range of local shopping facilities as well as the usual range of amenities associated with a larger town. The surrounding area is one of unspoilt beauty, with many peaceful walks to be enjoyed in the Inney Valley. There are also many sporting and recreational facilities available in the immediate area, including nearby golf courses at Launceston and St Mellion.

DIRECTIONS: From Callington take the main A388 Launceston Road for five miles into Treburley, and upon entering the village take the second right where Beals Mill is signposted. After 50 yards turn left into Treburley Close, bear around to the right and this property will be found on the right hand side.

DESCRIPTION: The property comprises a modern detached bungalow, believed to have been built in the early 1970's of traditional construction. It is also understood that the dwelling was originally built as a three bedroomed bungalow, although the third bedroom has since been adapted into a dining room.
