SITUATION
Rosemullion occupies an elevated internal corner plot within a small estate development on the edge of the quiet village of Lawhitton. The plot is flanked by farmland and enjoys stunning views eastwards over the rolling pastoral scenery of the Tamar Valley.  Lawhitton has a church and offers quiet country walks without a great deal of through traffic.

The former market town of Launceston, including food supermarket and access to the A30 dual carriageway spineroad for Cornwall and Devon, is within 2 miles.  Launceston provides a full range of social, commercial and shopping facilities.  Eastwards Exeter (42 miles) provides international airport, intercity rail link and M5 motorway link.  To the south of Lawhitton Plymouth (28 miles) provides intercity rail link and continental ferry port.

Rosemullion is a detached bungalow of rendered cavity blockwork walls beneath pitched roof with concrete tile cladding.  There is UPVC replacement double glazing throughout and the property has Calor Gas fired central heating by means of combi-boiler.

BEDROOM ONE 12’2” x 9’8” (3.7m x 2.94m)  With radiator and window overlooking rear garden.

BEDROOM TWO 10’6” x 8’10” (3.21m x 2.69m)  With picture window facing eastwards, two double fitted wardrobes, fitted shelved unit and corner wardrobe unit with mirror.  Radiator. 

BEDROOM THREE/STUDY 8’10” x 6’11” (2.69m x 2.11m)  With radiator.

SHOWER ROOM 8’9” x 7’1” (2.67m x 2.16m)  A spacious shower room with attractive modern walk in shower with dryer platform and towel rail.  Wall mounted ladder radiator, wash hand basin in vanity unit and W.C.  Two cupboards, mirror with light, tiled floor and walls and light pull switch.

OUTSIDE         

DETACHED GARAGE 17’5” x 17’ (5.31m x 5.17m)  This building has a separate access to the bungalow from the estate hammerhead, with generous area of tarmacadam parking and turning.  The garage has a corrugated sheet roof cladding, concrete floor and up and over double garage door.  At the rear of the garage is an area of cut grass and to the side one or two fruit trees.  This area may well have potential for securing consent for a separate dwelling if required.

The bungalow has a separate gravel access driveway which leads along the front of the bungalow to a large parking and turning area at the side of the property.  Beyond this is the established four berth caravan which is plumbed in, centrally heated and double glazed.

DIRECTIONS  From Launceston take the A388 Plymouth road out of the town.  Off this road take the first left turning signposted Lawhitton.  Follow this road for approximately 1 mile turning left, again signposted Lawhitton.  Follow the road through the village of Lawhitton, and on leaving the village on the other side the entrance to Holmans Meadow will be found discreetly on the left hand side.  Drive up into Holmans Meadow and aim for the top right corner where Rosemullion Plot 6 will be found with separate entrance to the dwelling and separate entrance to the detached double garage.
